An introductory fee of 5% of one years average rent will be paid to non-retained agents in the event of a successful introduction of an otherwise unknown party
From time to time on certain LetDIRECT / IPIF estates an introductory fee of 10% of one years average rent will be paid, these are indicated on the website by an asterisk (**) next to the estate name.
Any proposed introduction fee payment is subject to the following conditions:-
That the Introduced party is otherwise unknown to LetDIRECT or their retained agents at the time of the introduction.
The introduced party successfully complete a letting on the specified IPIF premises within 6 months of the date of the introduction with terms having been agreed with the party within 3 months of the date of introduction.
All introductions must be submitted in connection with the relevant IPIF estate.
The agreed letting is for a period of no less than 3 years term certain. In the event of shorter lettings a reduced or stepped fee payment will be implemented at the discretion of IPIF.
The introducing agent is not at any time during negotiations to be retained by the introduced party to act on their behalf.
All introductions are to be registered by the agent via the submission form on the LET DIRECT website only.
It remains the responsibility if the introducing agent to claim any fee due within 3 months of completion of the said letting.
Any agreed fee’s will only be payable to a recognised property agency company and not to an individual person or employee using standard IPIF payment procedures.
The payment of any introductory fees remains at all times at the complete discretion of LetDIRECT who will endeavour to act reasonably at all times. |
